Accommodation Terms & Conditions

Apartment Descriptions & Images

  • Every effort is taken to ensure that website content is current, and information may change without notice.
  • Apartment descriptions are made in good faith and we will accept no responsibility for any misdescription.
  • All apartment photos on this website were taken on-site and are provided as a guide only.

Rates

  • Accommodation rates vary depending on the length of stay.
  • Rates are subject to a 5% increase on 1 January and 1 July each year.

Current Fees & Charges (as at 1 January 2024)

  • Departure Cleaning Fee (Corporate Guests) – Business Hours: $350
  • Departure Cleaning Fee (Corporate Guests) – After Hours: $450
  • Pet Security Bond: $350
  • Pet Cleaning Fee: $350
  • Smoking Cleaning Fee: $350
  • Additional Key Bond: $200
  • Lost Key Fee: $100
  • Late Check Out Fee: Equivalent to one nights’ accommodation at room booking rate

Service Cleans

Guests are able to request a one-off or routine service clean during their stay. All cleans include:

  • Complete linen change of all used bedrooms
  • Floor and surface cleaning, including kitchen and bathroom. 
  • Please note that it may not be possible to clean all surfaces and floors in the allocated time if the apartment is excessively dirty.

Payments

  • All transactions are processed in Australian dollars AUD.
  • GST is included in all apartment bookings and is levied by the Commonwealth Government.
  • We accept payment using all major credit cards and by direct deposit.  
  • A payment equivalent to one night’s accommodation is required to confirm your booking.
  • For stays of less than 4 weeks, payments must be received in full prior to the check-in date or access to the apartment may not be provided.
  • For stays of 4 weeks or more, fortnightly invoices will be issued, and payment must be received in advance of the next 14-day cycle commencing.

Security Deposit

A security deposit is required for all bookings, and is fully refundable after check out if the property is left in a reasonably clean and fair condition. The deposit is payable prior to the commencement of your accommodation booking, and is dependent on the length of stay:

  • Less than 28 days: 1 week’s accommodation
  • 28 days or more: 2 week’s accommodation

As we do not store financial details, it is the guest’s responsibility to provide us with nominated bank details for refund to be processed after they checked out.

Booking Amendments & Extensions

Reductions (bookings of less than 28 days):

  • If you want to reduce your booking period, you must provide 14 days written notice; a $250 administration fee per booking is payable. This means that your booking will be payable from the date you have provided notice for a further 14 nights.  
  • If you reduce your booking period without 14 days’ notice, you will be charged up to 2 weeks accommodation. As the accommodation rate was quoted according to the original entire booking period, the rate will then be adjusted from day one to the applicable rate for the shortened period.

Reductions (bookings of 28 days or more):

  • If you want to reduce your booking period, you must provide 21 days written notice; a $250 administration fee per booking is payable. This means that your booking will be payable from the date you have provided notice for a further 21 nights.  
  • If you reduce your booking period without 21 days’ notice, you will be charged up to 3 weeks accommodation. As the accommodation rate was quoted according to the original entire booking period, the rate will then be adjusted from day one to the applicable rate for the shortened period.

Extensions

  • A minimum of 14 days written notice must be given for any extension requests and is subject to availability at the time of enquiry.
  • Extensions are at the discretion of the Property Owner and no guarantee is given that an extension will be granted.

Other Amendments

In the rare case that the apartment you have reserved is not able to honor your reservation, we will endeavor to offer you an alternative apartment of comparable price and standard. If this occurs, we will contact you and request your authorization to proceed with this new booking. If you decline the alternative, and you were already charged for the original booking, a full refund will be given to you. The Property Owner will describe the premises and location to the best of their ability and in good faith. No responsibility or refunds for alleged misrepresentation can be accepted.

Cancellations & Refunds

A $250 cancellation fee applies to all bookings, plus the following cancellation fee schedule: 

For bookings of under 4 weeks:

  • Over 28 days before arrival date: 100% refund
  • 14-28 days before arrival date: 75% refund
  • Less than 14 days before arrival date: 50% refund

For bookings of 4 weeks or more:

  • Over 28 days before arrival date: 75% refund on first fortnightly instalment
  • 14-28 days before arrival date: 50% refund on first fortnightly instalment
  • Less than 14 days before arrival date: No refund on first fortnightly instalment

Arrival & Departure

  • Check-in time is 2pm
  • Check-out time is 10am
  • Please contact the property manager to discuss alternative check-in and out times.
  • For very early arrivals, we suggest booking from the night before to secure an early check-in.

Apartment Access 

27-29 Green Street Apartments

  • Prior to check-in, the Property Owner will provide you with the electronic access code.
  • Garage keys will  be located inside the apartment.
  • A non-refundable charge will be payable if garage keys are lost or damaged – click here for current charge. 

All Other Apartments

  • Prior to check-in, the Property Owner will provide you with an access code for the secure lockbox located at each property.
  • The guest is only entitled to one set of keys for access. Any second key requested is subject to availability and would attract a security bond (on top of the standard security deposit stated on invoice), that is fully refundable if keys are returned at check-out – click here for current charge. 
  • A non-refundable charge will be payable if property keys are lost or damaged – click here for current charge. 

Guest Responsibilities

  • All apartments are strictly NO SMOKING, including garage areas. If reasonable evidence suggests a guest is smoking within the apartment, a smoking cleaning fee will be charged – click here for current charge. 
  • The Property Owner reserves the right to terminate the booking if the smoking continues.
  • It is the responsibility of all guests to report any issue with the property to the Property Manager. This includes any disturbance, damage, loss or any criminal matter relating to the property.
  • Apartments are to be used only for accommodation. Parties or commercial use is strictly prohibited.
  • The number of guests must not exceed the maximum number allowed and listed on your booking confirmation. If a property is reported to be over-occupied, the guests will be asked to vacate, with no refund made.
  • Furniture is to remain in its position, or be returned to its position on check-out.
  • Guests must ensure doors and windows are locked when the apartment is vacated.
  • Guests are expected to keep the property at an acceptable level of cleanliness that would be considered acceptable to an average person. Any unacceptable damage resulting from poor cleanliness will be charged to the guest. If cleaners are required to make additional charges these will also be passed on to the guest.
  • Please always consider other guests and the neighbourhood and keep noise levels or any disturbance to a minimum.
  • The Property Owner reserves the right to conduct a routine inspection of the property. It is a condition of stay for all guests to cooperate and give access when requested.

Damages & Breakages

  • Breakages or damage to the apartment (beyond what would be considered reasonable wear and tear) are payable by the guest.
  • In the event of damages incurred by you or your visitors to the apartment, the security deposit we hold will be deducted with a charge in accordance with the damages and a receipt will be forwarded to your nominated email address.

A summary of agreed replacement costs are listed below:

  • Bathroom towel or mat: $40
  • Face washer: $15
  • Sheet (including doona cover): $80
  • Pillowcase: $25

All other replacement costs will be calculated based on the reasonable price of purchasing a similar item. 

Internet Access

Wifi internet access is provided in all apartments. Click here for login details.

Utilities

Due to rising electricity, gas and water costs, we reserve the right to charge guests for excessive utility usage. Average property usage will be used as the basis for calculating excessive utility consumption.

Pets

Some of our properties are pet friendly and we welcome dogs and cats and other pets strictly by negotiation

If your pet is permitted to stay at one of our properties, the following conditions will apply:

  • An additional security deposit is required prior to the commencement of your stay – click here for current charge. 
  • A pet cleaning charge will apply to bookings that include a pet, and is payable prior at the commencement of your stay – click here for current charge. 
  • Your well-behaved pets are welcome inside but please do not let them on to any furniture (unless you have brought your own rugs/sheets to cover the furniture). 
  • Guests are required to remove all traces of an animal being present at the property. This includes (but is not restricted to) any fur/hair (except on floors), food, stains, smells or faeces.
  • It is the responsibility of the guest to ensure that the backyard is kept as clean as practical for the amenity of our gardening and maintenance staff.
  • Guests are responsible for ensuring pets do not impact on the amenity of neighbouring properties (ie. barking, whining, roaming)
  • Any damage caused by the animal must be repaired or reported to us (and costs will be deducted from your pet security deposit). This includes damage to screens, paint work, carpets, furniture, gardens etc.
